Zillow's New Listing Policy

Zillow's New Listing Policy

Public Listings Only
Zillow will no longer display listings that are publicly marketed but not entered into a Multiple Listing Service (MLS) within one business day.

Purpose of the Change
This policy aligns with the National Association of Realtors’ Clear Cooperation Policy, aiming to provide all buyers with equal access to available homes and prevent selective marketing practices.

This change promotes transparency and equal access—great news for buyers and sellers who want to compete on a level playing field.

What this means for you:

  • 🏡 Buyers: You’ll see fewer “hidden” or off-market listings, but everything you do see is verified and truly available.
  • 📣 Sellers: While most listings now need to go through the MLS to appear on Zillow, there are still cases where an off-market sale may be the right move—whether for privacy, timing, or other personal reasons. I offer both on- and off-market strategies tailored to your unique needs, ensuring your goals come first.

Bottom line:
This shift reinforces the value of working with a licensed agent (like me!) who can give you full access to the MLS, market your home widely, and guide you through these updates with ease.
